hahah boys are trouble ;) 

Can you get him on the lease? Or give him the boot. Don't all household members need to be listed on the lease and members and guests need to abide by HOA. That should be in the lease.

@Juan Jimenez exactly! 

The test wasn't bad. I signed up for a Kaplan course but only went to the first day of it because I study better on my own. I passed the first time but I was definitely the ONLY girl and one of the few who passed the first time. I'm sure you'd do fine if you study and buy a study guide for your state.  I got it so I could better control the flow of $$$ from the bank with some business financing that allows for the general contractor to take draws. I want to do this first one w/ a lot of my own money so I can learn actual costs vs. what a gc charges. Then I'll go ahead and apply for the license. the biggest deal for general contractor is the stupid insurance! For someone who doesn't do general contracting on more than their own properties 5k/yr for insurance seems steep. I'm shopping around for that now.

@Jordan Moorhead I don't meet your criteria AT ALL! 

But, i've been the business for 3 years and average 30 properties/year in sales. I also work with a lot of investors in all kinds of neighborhoods (MN Twin Cities area and Western WI) including MF and SF.

I took classes at Kaplan. I've had two other friends recently go through their program online and it actually takes slightly longer that way than showing up in person! Honestly, it's good to connect with others who are learning if you can carve out the time. I did the weekends. 

Let me know if you have questions! I REALLY like Kaplans programs. I've taken some of their other ones too. 

Also, I've been in both MAAR and SPAAR and I like MAAR's classes better than SPAARs.

@Juan Jimenez We have done a lot of work on our own houses (3 in the past) and my husband is a master electrician/electrical engineer and I passed the general contractor exam (just haven't gotten my license yet as I haven't needed it) so I think we will be ok doing a little work on this first one. Just hiring out this nasty HVAC work and maybe the plumbing but probably not.
