Yep, city of Minneapolis has it laid our very clearly in their ordinances. A fence on your property is your fence to paint:)

Hi Kerry, you may indeed be looking for a unicorn. I'm looking for something similar although in a different part of town (Maple Grove/Osseo/Plymouth area). I've had good luck driving around until I find a building I like, then looking up the owner in the public record, then looking them up on a background check website like InstantCheckmate (I have no affiliation w/ them) to get their email address and/or phone number and reaching out. I've gotten a response from quite a few, just haven't been able to put a deal together yet. Let me know if you need help w/ this, I'm licensed, and I work in NE a lot.

Thanks for all of the feedback everyone! Since I was planning to purchase w/ hard money I was trying to keep my acquisition plus rehab as close to 70% of the ARV (230k on the shy side) and didn't get it. Although it's still contingent on inspection so maybe the deal they took will fall through.

In any case I've made two more offers since. One is countering me up WAY too high (my initial bid 175k, they countered to 210K (listed at 245k) I came up to 190k but I really cant go higher than that.) I think this one needs like 50k in rehab and is probably 370k ARV. They are stuck at 210k, it's a HUD, so I doubt they will come down further for me to make it work. Also, my lender pointed out that the holding costs on this one would be obscene (3k/mo interest only!!!) so I'd have to really rush through the flip.

I have another I'm trying to offer on now that I would keep as a rental, listed at 210k, probably worth 235k as it sits, I'm offering 150k to see how it goes but I would probably pay 175k for it. I'm thinking of a 20% down conv on this one just because I would hold it but that also pretty much uses up all of my current cash (that I feel comfortable playing with!) so I feel a little nervous about that. Also, it's a fannie mae and I can't get logged into my homepath account and their customer service is TERRIBLE! hahah. Maybe it's a sign ;) 

Other NEWS! I might have a financial partner! Working out details but this could be a really nice way for me to get the first one under my belt and open some more doors for me! Thanks again for all of your support!

I bumped it up to 132k, I think I could/should have gone a bit higher but I didn't get it :/

I had another one in that I just found out I didn't get either. So the search continues. I'm gaining a little confidence w/ the deal analyses but also feeling a little frustrated. I just want a house =)

Andrew Beaver I have paid them off!! At one point I checked into sofi and it was really expensive! So now that they are paid off I am shopping and offering! Just lost the last two so looking for more now!

I've got an offer in on a house, it's listed at 142, I offered 125, it's worth 230-245 after about 3k. I purchasing w hard money. This would be my first official flip (other than my own 3 houses) so I'm a little nervous. This location is good for resale or rental and it's close to where I live so convenient to work on for the first one.... There are now two other offers. How high would you go?
