The consensus is move on... or, being that you've encountered such a classy individual, maybe invite her over for tea & biscuits and an in depth discussion of etiquette.  This invitation should be a letter written on parchment paper with a quill pen sealed with wax and your family crest.

This is par for the course.  The more marketing you do, the more random/unkind/hostile and just plain bizarre responses you're going to get.

Keep at it, I had a wonderful conversation with a seller yesterday, and it has potential to turn into a great deal!

It sounds like you are in a great position to do very well, with you being a realtor and your husband's construction experience; you're a dynamic duo!

As @Brandon M. and @Ryan Kopczyk said, the county assessors site is a TERRIBLE place for comps, which is a good thing.  They are generally estimating the improvement value of the property, aka the house, and taxing you on that.

Zillow, Trulia, Redfin, etc... are decent places to look for a snapshot value, but your best bet will be getting a realtor to pull recent comps off the MLS. They will filter for things that those sites will not.

At 86k, it could absolutely be a wholesale deal, especially if it's turnkey.  However, that would be almost a 50% reduction in the sellers ask, and it sounds like he's not that motivated.  I would guess he doesn't absolutely need to sell the house, and he's just putting feelers out there to see how the market responds.  That said, make him an offer!  Dealing with sellers, especially when you don't get a deal, is great negotiating experience.
