@Account Closed, i am a new investor in columbia, sc. I haven't done my first deal yet, but I am making a lot of good connections. The market seems to be doing pretty good. You might want to send colleague requests to several sc investors who have done deals to get their takes on the market...that might help.

Meet with Code Enforcement to determine what will need to be done to the house before you can get a CO (certificate of occupancy) again. They usually require all new electrical wiring, new plumbing, etc. A fire damage property is much more expensive to repair so you need to get it super cheap
If you are new to rehabbing, I strongly suggest that you wholesale the property.

Have you ever done a wholesale deal on a fire damaged property? I see one that I would like to pursue and wholesale, but don't really know how to evaluate it to make an offer. Do you have any tips? Thanks! Ashley J.
