My deal with B2R closed on Friday. There were a few things that happened that I didn't like. On Thursday afternoon I thought the closing was off. I got a call at 1:30 on Thursday afternoon telling me they needed additional information and fees and had to have it by 5:00 or we could not close. Fortunately i was in the car and not in the office because I went ballistic...screaming, f-bombs, etc. People driving around me probably thought I just got out of a mental hospital. Friday morning I got an email saying the terms and fees that I was given on the prior HUD-1 were fine and the closing was on.
My advice would be to watch everything VERY closely and make sure that you know your numbers, because they might mysteriously change....and not in your favor.

Look into an ozone generator. Fire restoration companies use them to get the fire smell out of rehabbed units.

Purely speculation based on those pictures, but Picture 1 looks like the upper balcony has a post in the center, possibly load bearing, but no post directly below. If that is indeed a load bearing post above, there should be a post directly below to carry that weight, and without that the sag could be the result.

I can tell you what my wife's answer would be as I'm currently storing two refrigerators in my garage because my last two tenants brought their own with them. My tenants have always had their own washers and dryers (and there's no way in hell I want to store any of those...I'm on thin ice as it is).

It's also good to get the utility companies to set you up with a landlord account, so when the tenant moves out and turns off the utility, it will automatically transfer into the landlord or property manager's account. This eliminates having to re-establish service and run the risk of having no power when you are about to start the make rent ready process again.

Thanks for the enlightening post @Ronald Perich. I've never had to inherit a tenant yet. But as your situation shows, taking on existing tenants is another level of screening that should be undetaken, so you know who you are inheriting and can formulate a plan to get them out as soon as possible.
One thing I've come across about 3 times is the prospective tenant who has a stable job, good income, vountarily sends you additioal information including pay stubs, has the money for the deposit available immediately and always hsa to move "right away"....really needs to be in the house by "this weekend". They are trying to get in without a background check. After I run the background check I am 3-for-3 in positive hits for the sexual predator list with crimes against minors. Like your tenant they have the Eddie Haskell appearance on paper.
Great example with the Jeffrey Dahmer reference. I always have in the back of my mind the Michael Keaton character from Pacific Heights.

Congratulations @Fitzgerald Hall. This is a perfect example of why the most popular answer to the last of the Famous Four questions ("What do you think sets apart...") is perseverance. How many people would have just walked away given all the hurdles that were thrown up in your path and the timeframe?
And the idea that an investor is under some obligation to try and maximize a seller's amount of profit, while reducing their own profit, is just comical. I'd be curious just who gets to decide how much profit the investor is allowed in that scenario. Bernie Sanders?

Was wondering if anyone is investing up in areas like Blue Ridge, Blairsville, Young Harris, Hiawassee? Was up that way this past weekend looking at a house that was a foreclosure auction property, and wondering how vacation rentals do up there near the lakes. There is some absolutely gorgeous property in the north Georgia mountains.

@Chris Mills that is not good news. When you say the loans were "closed" what are you referring to if you didn't receive the funds? Have you paid your appraisal and other fees to B2R?
