@Hattie Dizmond Thank you for the breakdown. That was just the sort of heads up I was looking for. I appreciate you taking the time. I will try to keep those profiles in mind.

@Jason Farmer I am glad you posted your experience with foreclosure leads. I thought preforeclosure would be be an easier way to start with this group. Apparently, there is a ton of risk in contacting those in foreclosure. you mentioned being "licensed"to handle foreclosure. Who in california are these people. I should start by contacting them and getting a clear idea on what is possible.

@Wayne Brooks thanks for the advice. I know being ignorant can cause problems for all of those involved. I would like to remedy this by learned about the process rather than avoiding a foreclosure leads whatsoever, but I understand where your coming from.

@Jairo Freyre That is the reason I created a list with high equity and just pre foreclosure. I wanted to give people another option rather than doing major harm to their credit and potentially losing their home. Sometimes, as investors we really can help people. Thanks for the motivation.

 I just bought my first pre foreclosure list. I am absolutely clueless and have no experience with the foreclosure process. Does anyone have any advice or tips/strategies for pre foreclosure leads? I want to know how to help these people out as much as possible. Any tips on how to communicate and offer assistance to these folks? Also, are there any additional steps needed on my part to wholesale a property that is behind in payments?

P.S. I just took a rough DM seller lead call "I will kill you, kick your *&#$, etc" and wanted to increase my efforts rather than slow down.

@David B.I am looking for a good wholesale contract to use up here in SF Bay Area. How you found a purchase agreement that will work well? I would to take a look at what you are using. Thanks in advance and I hope your leads are fruitful.

@Shane Foster Wow, I never knew you could get a list of vacant properties. I am always driving for dollars and looking for vacant homes... I have a new mission and it is to ask you how can I get a list? I market mainly in the South Bay Area, San Jose and surrounding.

Amazing timing, I am also looking for a purchase contract to use for wholesaling properties. I have read through the CAR residential purchase form. My escrow officer told me to try and use the CAR form and simply crossing out lines that are not useful.

The perfectionist in me wants a more exact contract (with all agent representation jargon removed etc.).

I would love to hear any advice on this topic of forms to use in our great state of California.

Howdy @Steven Helton! You have an advantage in hailing from Milwaukee. There are plenty of people here in the Bay Area that look to invest in out of state markets. Your knowledge of your hometown is a valuable asset. From knowing neighborhoods to having friends and family, etc. you should do well in that market. CA investors + Steve = recipe for success. @Logan Hassinger I am with you on that one brother. Hoping for appreciation is like hoping for rain (we have drought here in Cali now). I guess its a "live where you want, invest where the numbers make sense" situation. But man, appreciation is great, the icing on the cake. 24% is two years! that is awesome. Congrats. 

This is an interesting property. @Jesse T. brings up a good point with the units: "one property with 8 units or two with 4 units"? It made me wonder how the owner/buyer determine the value, using comps (residential) or based on the income the package of properties produces (commercial). Anyone have any input?

@Logan Hassinger this is definitely a different market than Texas. Appreciation can be a real game changer. At this point in time, appreciation is making people a lot of money...until the next downturn. Rents are going wild here in the San Jose area. In my neighborhood, a two bedroom unit that rented for $1650 12 months ago just rented for $2400.

@Johnson H. Thank you so much for putting together this last meetup in San Jose. I had a great time and finally got to meet a bunch of the people I enjoy reading on BP. I had way too much fun. My mind was racing the rest of the evening. I don't think I slept much as a result;) So much quality information to digest. Your the bomb!
