@DL Martin I would say I am fairly handy and I have used a saw but would need to get a saw for the job. Youtube has taught me much of my home improvement skills! I guess it's the ackward areas around doorjambs and other tight corners that I would be most concerned about.

@DL Martin How difficult is it to learn to lay these floors myself? Would you recommend to someone who has never done it before to try on a rental?

I agree with @Jonathan Wilks that it really depends on your area. In Ohio where I invest, the winters are cold so most people prefer carpet in their bedrooms and some of the living areas. I am considering switching to something more durable in all the living areas as carpet doesn't hold up well for multiple tenants. I have heard good things about allure.

Hello! I was 31 and bought a HUD home as a buy and hold. The numbers were good so I took a chance. At the time I didn't know forums like bigger pockets or any other real estate platform existed. I got lucky that it worked out but I did have to evict my first tenant! Good luck to you!

@Michael Donatucci I have to  agree with @Matthew Paul basements inevitably flood.  Unless you plan to spend the time and money on waterproofing the basement (there are posts on BP on ways to do this,) then I wouldn't finished. I had a basement flood at the same time I was going through an eviction and ended up ripping out carpet, drywall and dealing with a bunch of mold. It was a nightmare.

@Casey Murray I have to agree with @Elizabeth Colegrove that most places have a ceiling according to the area and size. However, I have found in my units that are nicer with updated kitchens and baths I tend to get better tenants who stay long term and take care of the place. 

A few times I have charged tenants $25 a month per pet. In the Midwest, finished basements can also command a bit more rent than unfinished.

I think it's actually a lot better than the pepto pink and sky blue ones I'm used to seeing. I think this is definitely a workable neutral. I've never seen any that have been reglazed last long term and then you will have a remodel on your hands.
