Hi BiggerPockets Family,
I own a cash flowing triplex here in California and am interested in purchasing the corner lot next door to build another triplex. I wanted to explore modular or pre manufactured to reduce the cost. Has anyone done this before and if so, any recommendations on companies who offer triplex options?

Hi @Diana Grigoryan congratulations on joining BiggerPockets and beginning your investing path. I agree with @Dan Barli, both of those books by @Brandon Turner and @Scott Trench are excellent and have helped me tremendously. Listen to all of the weekly podcasts, this has been the greatest learning tool I have found. I don't think it is necessary to get into Real Estate sales unless you enjoy it. Build a strong team of knowledgable people around you and watch your business grow! Best of luck!

Hi @Jessica Jay-Maleski, this is a difficult questions but there are some answers. I lived in an apartment building in San Diego and they took the trash, water and sewer bill and split it equally between all tenants. Not fair, but no one seemed to complain. The other option would be to increase rents, but this is less desirable because your rents may be higher than other units around you.
I have been in the solar industry for 8 years, this may be a good option. Based on your payments, you could charge your tenants to cover your solar payments. Installing meters may be expensive, if you install solar, products such as Enphase allow you to install CTs to monitor the usage for your units. I'm sure other products allow you to do the same.

Hi @Dylan Mathias I think the 1% rule is a quick and easy method to qualify properties prior looking closer at the numbers.

Hi @Jeremy Bartlett, first congrats on setting a goal and taking steps to get there. If you are able to use passive income to pay down the properties and still have enough to acquire the properties necessary to reach your goal, this is the approach I would personally take.

We also hear about the hot cash flow markets such as Memphis and cities in Ohio. Are there any cities out there that are not getting the attention they deserve? I would be interested to hear your thoughts and the supporting data/ analysis.

Hi @Chasity Couch a great mentor can be invaluable and take your career to enormous heights. I would say nay for two reasons. You are starting out and your capital should be spent on growing your business, plus I don't like the idea of paying a monthly fee, your mentor should be paid on results. Secondly, if you are patient, network and find someone who is willing to help because they want to help you and they see the mutual long term benefit of doing so, this person will be invested in your success and will see you more than another business transaction.
