Congrats! I remember looking at that place. It looked really nice on the inside and out, debated buying it myself haha. Glad to see someone picked it up and that you got a good deal! Killer cash on cash return for sure.

I currently use Cathleen Hahn. I know she owns at least a 12plex, and is very familiar with real estate law. However, her minions are a little slow to respond to any tax questions unless you can get them on the phone. Still reccomend though, they know their stuff.

Hey Azavyon,

Your story is relatively similar to mine, minus the wholesaling. I started out by spending a few months listening to every podcast, reading every book, and bothering everyone I possibly could for more information before I took the leap. I must say, it has been the smartest decision I ever made. Sure it is difficult sometimes, and there have been many days when I get irritated dealing with stupid crap from tenants, but at the end of the day it is all worth it.

I never got in to wholesaling, the idea interested me but requires a whole lot of networking. I am not positive where you are in Alaska, but from what I've seen in Anchorage at least there are a whole lot  of crappy old houses and a whole lot of owners who think their crappy house is made of gold. I think a big portion of that is because of the land issues that we have, and there being a limited number of spaces you can build around city centers. There are of course exceptions, but be prepared to be work very hard getting set up as a wholesaler up here. 

I completely agree on the fourplex aspect, in Anchorage at least you are a whole lot more likely to get something that you can live in for free or really cheap. I got started with house hacking and highly recommend it to anyone dipping their feet in to real estate. As David Greene says, its like real estate with training wheels.

Good thing with Alaska is you can file a judgment and dock their PFD, assuming they apply for it the upcoming year. There are a lot of rules about applying for PFD, but if they did get it next year then you could get the money from there. 

However, with them moving out of state they may not qualify to even get it. Just lind of a heads up in case you were unaware you could for any future issues.

I am actually learning more towards Brrrrr SFR currently, but am still open to 4plexes. The 4 fourplexes got us the cashflow to be able to go for bigger and better things, but they are a lot more work than a good SFR, 4x the work to be exact haha.

We may start investing out of state, been kind of up in the air about it lately. Just been remodeling our current places while we figure out what to do haha.

Sounds like you are on the right path. I spent about 3 months listening to and reading anything real estate related I could get my hands on before I took the leap. Welcome Tyler! I second the book suggestion and also reccomend the E Myth revisited (revised maybe?) it's a business book but helps give the right mentality for tackling real estate and setting up systems.

Alaska does not have a statute on this, at least not state wide, possibly a city ordinance somewhere.

Prob a lot of people are hesitant about investing right now because of BP leaving, crime rates, etc....We have had some strange things happening with the state lately. It's not a bad place to invest though, I like it.
