Hi @Rob Moore!  Welcome to BP. If you look up wholesaling contracts I am sure you would be able to find a simple one to use.  You do not need a real estate agent, but it is always good to have one on your team to help with the numbers if you do not have a license, plus if the numbers don't work you can send over the client to your agent and collect a finders fee.  Everyone has there own estimate of repairs. If I was you, I would make sure the seller is really wanting to sell and then get a contractor out there to look at the property.  Then make your offer.

I would start asking what your buyers want.  This way when you talk to sellers you have something in mind.

@Katie Whitney  I love wholesaling!  It gives you money to do other things like buy and hold or fix and flip without going to the bank to get funding.
