@Raymundo Borrego Welcome to BP!  I would call your local county and ask for a tax delinquent list.  From there skip trace with batchskiptrace.com or if you are broke use beenverified.

Do you work with wholesalers?

I would say either get your license or just chose another state for now. Virtual wholesaling isn't bad.

@Colleen Cupp instead of mailers, try cold calling. It is way cheaper then mailers and I find it gets better results.

@Terry Thomas it is very important to know the market you are wholesaling.  It is the best way to know if you are getting a deal.  Do you plan on wholesaling around your area?

@Justin Mckinnie believe it or not BP is a great place to meet investors that may want to work with.  Just be upfront and market the contract not the property itself.

@Keith Martin if you are looking for a good contractor still, I would look up @Andre Manning

@Yonatan Doron it is very possible to invest in property with only $25-50K.  If you look in the midwest, there are a lot of potential properties that you can purchase for that amount. If you need help let me know.

@Nathaniel Jones I agree with @Greg Dickerson, Commercial and large Multi family homes are the best way to invest.  There is way more money to be made and it is easier to invest in others once you have started.
