@Brandon Poe if you are going to these neighborhoods and seeing the condition of these houses, have you thought of wholesaling the properties to build up cash? It's a great way to fund your buy and hold and fix and flips.

@Thomas Slocumb I will not tell you how to invest in your money, but if you do decide to invest out of state let me know if you want to invest in Indianapolis. There is a lot of property that you can get for cheap there.

@Kenneth Biason if you are going to Indianapolis it is best to meet with other investors in that area. I would contact @Kerry Noble Jr he currently resides in Indianapolis and invests there as well. He knows the area very well and has even helped me get to know the area too.
@Chad Williams this is a very broad question. If you are just starting out, research the area you plan on wholesaling. From there connect with people here on BP who are local investors in that area and ask what exactly they are looking for. I then call call up the county that you are wholesaling in and see if you can get a tax delinquent list.
@James Pennington I would start with wholesaling and then use the money you make to buy property.
