@Justin Bentivegna 5K isn't really a lot to start with.  I am not sure if you know what wholesaling is, but it is a good way to get a lot of cash quick to buy properties.

@Mar Tell Dennis  Are your sure your numbers are right.  Your buyers will let you know.  If you got no bites then you may be marketing it at a high price.

@Albert Vasquez I would see first if the seller is motivated.  The motivation will determine the price you maybe able to get the property for.

@William Mallinson Welcome to BP!  Honestly I can't give you specific advice, but if you have a question let me know.

Hi @Brian Engstrom,

When you assign the contract you do not have to pay for closing costs, that is if your friend is ok with seeing how much you made.  If you do a double close many title companies will let you pay for one close with the second.  I would get a contractor out there to take a look at the property.  This way you know if it needs work.  Also, do you know how much the property is worth?
