@Jay Hinrichs I’d say, if it puts money in your pocket, it’s an asset. If it pulls money out of your pocket is a liability. Even a rental property that doesn’t cash flow I’d consider a liability, because it’s pulling money out of your pocket.

@Brandon Turner Brandon, i know in your book Investing With No Money Down you mention you can partner on deals for the down payment money. What are some ways you have done this? What was the agreement and what where the splits?  or if it was just private lending...what where the terms?

Hello BiggerPockets! So I’m running out of funds for more acquisitions. I’ve got people who are ready to put their money to work with me. If I used private money for the down payment on a property (single family to a four plex) how would you structure the deal? Mostly relating to percent of ownership or percent of rents.

@James Niemeyer James, forgive me for not responding quick enough. I don't get to frequent BP as much as I'd like. Hence the awaited response. I had to work 16 hr shift. 

Anyway, great job on getting your portfolio built up. You're doing great. 

I've decided to stick to Broken arrow for now. I feel there is more in the way of appreciation as well as cash flow in properties there. Rents are decent, average two bed room is $750 and average three bedroom is $950.

If you need cash, you might be able to put a mortgage on one or more of your properties and take 75% cash out to purchase more properties.

Hello, I’m an investor who has property in Memphis, Dayton, and Detroit. I’m looking into the Tulsa and broken arrow markets. Anyone have good job and employment information? What areas should I stay away from in terms of crime or sub markets that are hard to rent? I’ll be looking at b and c class property. Any info is gratefully accepted. Thanks!

I just bought a house from them. I have only good things to say. Dealing with Mackaylee and now Deb, was a pleasure. I hope to buy from them again this year.

@Yin Y. was this property bought as a turnkey? Did you get a home inspection, 

Is this in KC or Dayton?
