@Olu Sanya Al Bazzy has been great to me. He was very busy and at times hard to get in touch with, but that might be my East Coast impatientness . The PM that i'm dealing with there has been amazing and on point in terms of dealing with any issues that arise or with Detroit inspections. She is very communicative, which is one of my most valued traits of a PM. I honestly have had no major complaints dealing with Strategy.

@Sharon M. I've purchased two properties from USREEB in Dayton. The first one was purchased with a tenant in it. It continues to cash flow with no major issues. The second property I just closed on it a week ago with no tenant. i'm hopeful to have it occupied soon. Both properties i'm very happy with the rehab. I always do a property inspection with a third party. USREEB is making good on any fixes that came up during the inspection. I will be visiting the market next year as Dayton continues to have job growth, and I want to see it for myself.

Thank you @Gordon Starr for taking a look over there. Much appreciated. I like to get many opinions of the many pockets of Dayton. I value your knowledge of that area. I am under contract with a house on Hulman that just appraised for more than the contract price. So that's a good sign. I also agree with you on the old North Dayton area. I have a house there too near Stuart Patterson Park. I like that area to invest, however it is near a flood zone, something to keep in the back of your head, but not a deal breaker.

@Christina Carey Thank you for your knowledge too! based on your rent numbers, i might be renting below markets rents. I'm renting a 3bed 1 bath, 970 sqft, for $775. According to rentometer.com for that area $700 is the median. (based on beds and baths, not sqft).

@Gordon Starr, thank you for your reply. I’m surprised to hear you say D+. I’ve gotten other opinions that it was a B-, c+ area.
