Get a virtual assistant from Fiverr.com, they can cold call for $3-$5 per hour. It might take time to train them, but it’s worth freeing up your time to work on the good leads.

You might want to reconsider that area for a brrrr deal because that area doesn’t appraise well.

@Johnathan Norman Do you not want section 8? My experience with section 8 tenant in Cleveland has been great. I do admit in the beginning of the section 8 process it was a bit slow though. But I’m never chasing rents and CMHA pays more than straight pay tenants in my opinion. Screen them the same way, do scheduled property inspections and you should have a good experience.
