@Elliott Walker Welcome to the site, @Derek Jones hit the nail on the head with what wholesaling is up above. As a wholesaler you are deal hunting (you put in the leg work to find and lock up a deal) you then offer that deal to an investor that has the capital to actually close on the deal. You then collect a fee for your services, this fee will vary based on the type of deal you get under contract. Essentially the investor is paying you for the time you have put in to find the deal he is interested in.

@Raman Bindlish as an FYI if you are looking to tag someone "@xxxxxx" you need to type "@" and then the first fe letters of their name, for instance for you I typed "@ram" and your name popped up at the bottom of the reply box I am typing in. Once I see your name I click on it and voila your name gets filled out 100% and is highlighted blue. That is when you know you have tagged someone and they will get a notification that you tagged them in a post.

I just finished a refi on my rental and best I could do was 75% LTV, new purchase was 80% LTV no problem but refinancing for whatever reason I was only given the option of 75%. Something to think about going forward for myself will be to factor in the lower amount when analysing a deal and how much of my money will be left in a deal after all is said and done.

I like the market here, I would like it even more if I had bought as my properties as possible back in 2009 (before I started investing in RE unfortunately). Still good deals to be had like in any market it's just harder now :).
