@Patty C. to properly tag someone / mention them in a post you type "@XXXXX" where XXXXX is the first few letters of their name and a link will pop up at the bottom of your text box you are typing in and you click on who you want to tag.  You will know it is done correctly when what you had typed previously is replaced with their full name highlighted in blue.  For instance for you I typed "@patt" and your name popped up at the bottom and voila you are now tagged and will get a notification that I mentioned you :).

And thank you for the thread I am thinking about doing this type of loan for my next personal residence and I would also like to go through Wells Fargo since that is where I have all of my other loans currently.

Thanks for the offer @David Oldenburg, I am still waiting for a weekend time meetup for the Roseville folks.  Having a baby means that I can't get out towards the Roseville area until about 8:30 pm  on a weeknight and that's if everything goes to plan ;).

Hello Fellow Sacramento Investors,

I am seeking a recommendation for a landscaper / contractor that can do the following:

Back to front yard drainage project.

Concrete / paver path project.

Fence project

and someone that can make some recommendations for low maintenance landscaping along with the ability to bring it all together.

If you know someone that you have used in the past and has done great work and are willing to give them some more business please let me know.

Thanks in Advance :).

@Carrie Giordano I would say that the fees you are looking at are normal and not out of line.  I just finished a cash out refi on a property and the cost was 3,576.42 which of course came out of the funds that were due to me.

@Scott Rist Welcome to the site!!!  Sounds like you should be able to really add to the discussions with the upbringing you had.

Thank you @Brian Burke, @Jay Hinrichs, @Jon Q., @Wendell De Guzman, and the others that shared on this thread.

This is a service I have used before:

https://www.rentrange.com/home

I think it was 10 or 15 dollars the last time I used it.  You get a nice couple of pages of detailed market rents in the area and trend lines of where things have been and some good data to help you decide where you want to go with your rent targets.

@Enrique S.

Welcome to BP and congrats on the first step of many on your REI journey.

@Vitaliy Merkulov

Here is a service that I used last time and it was fairly straight forward.

https://www.mysmartmove.com/

I also do reference checks with previous landlords as well.
