@Bonnie Anglin no it was not hard to find tenants. I do want to mention though that I completely rehabbed my property floor to ceiling and everything in between. This gave me the ability to be very picky in my Tenant screening. The property is a 3/2 1047 sq ft.

Hello @Derek Daun,
I also have my first inspection coming up (next week). I called them and asked if I could get a smaller window and they let me request a two hour time frame but they also confirmed that the inspector would call me before heading out to the property. And yes the self certification is only available after the first physical inspection by an inspector. I believe I am in the same boat as you which is that the property should pass with flying colors and this is more of a formality and getting you on the list for the annual fee's.

@Paul C. on Property "A" you can request a HELOC after all of your updates and then have that money available to you, this is essentially your money and you can use it for what ever you would like. If you use it to by Property "B" either as a rental or new primary you would just want to make sure you have the ability to cover both payments Original "A" Mortgage and HELOC on "A". And if possible you would want to find a deal that you could do the same strategy to but instead of taking a HELOC on the second (property "B") you might consider Refinancing and pulling equity out to pay off the original HELOC on Property "A" so you could potentially rinse and repeat.
