Hey gang, the numbers show the Northside of Jax is where the expansion will be.  If you are a newbie, find a partner and join together on deals. There is strength in numbers and one person cannot do it all. Many times you need another person to help ease the process.

I am smiling from ear to ear!!  I suppose you know about Stone Bay and Sneads Ferry?  I used to live off of Blue Creek School Road (By the Air Station) where a strawberry patch grew the sweetest and juiciest strawberries in Onslow.  I read the program by Carlton Sheets while deploying on board a ship (USS Wasp). My friends referred to me as Doc.  So we have walked the same steps. I reside In Jacksonville, FL now and loving no snow or shoveling.  The only salt I use now is Epsom for my warm baths and seas salt for my southern grits!! Welcome Nathaniel to BP and know that you are not alone in this site. many people have been where you are in more ways than one. We all bring something to the table and I hope to hear more about your investing in the near future. You are certainly doing the right things not for yourself, but for your Family!

So you are looking at Florida huh?  Well many people will say JACKSONVILLE, FL is a great place to buy in!!! Florida has many lovely cities. I lived in Pensacola for four years, visited Orlando, Tampa, Miami, Daytona, Gainesville, and a few others. each city has something special to offer. I prefer Jacksonville! Most of all, NO SNOW !! So connect with a Floridian and let's see if we can make a believer out of you too!

You are in the right spot. Be careful that your passion does not affect your wallet. Many of us have bought expensive libraries ( $1,000 +) from TV personalities during three day courses, and realize much of it was free on BP and is missing important parts. Do not feel beaten up or swindled as many of us did when we started. 

Best of luck and please know the information on BP is your best way towards an education and networking within your city (Team -General contractors, attorneys, title company,other investors, etc). Also find the REIA group and sit in with a pen and paper. Talk to as many people as possible. Your experience in the lending field is so needed by the rest of us out here

Jeremiah, get paperwork signed first from both husband and wife.  Make sure you have done your "DUE DILIGENCE, FIRST." 

There are so many questions - 

ARV for their home?

Rehab costs accurate?

Are they flexible on terms?

What do they need now, during and later?

What is your end game (Fixing or wholesaling)

This is the beginning of the questions, so I suggest if you have not figured out step one, grab someone experienced (REIA group perhaps) and say I NEED HELP so I do not lose this home. Not knowing information will be your biggest mistake. (Do not ask me how I know this, lol). Put your pride aside and get help. You can do it! Information is out there for free. You are in the right place. Podcast, questions here, google what you want and need, YOUTUBE videos, books, etc
