In the beginning, I attended both to meet and greet investors and see what will it take for me to get off of the bench.  Both groups offer knowledge and networking opportunities that I would not have sitting online only on BP.  I signed on with REIF-jacksonville (reif-jacksonville.com)  Scheduling conflicts do occur, but for the most part, I enjoy the interaction and presentations.

review the location to verify the correct meeting.  There is a breakfast meeting in St Augustine and an evening session at a local  hotel (Embassy Suites). There was another meeting added for a luncheon in Fleming Island.  I attend these meetings, but the other way has active investors with the same set for business.  I suggest attending both and getting the email traffic. I think you will see how many investors bring deals and questions to the meetings that you can gain additional training from. You cannot buy this knowledge. Bring business cards if you have them and a pen with a writing pad. Q

Hopefully, you will have some time to meet a few  of us newbie and other experienced personnel at the local Real Estate Investor meeting. BP is a sure fire way to start.  There is so much to learn, . . . wowww !!!!

I attended a REIA meeting here and someone said the county code offices is where to start. I went down there last week looking for tax lien properties. I would begin my search in those offices. Keep in mind that there might be a small fee for the search per page.

Always ask about online searches when you go or call.

Meetup.com REI groups might be a way for you to hear about places you are looking for. Someone posted something two days about a multiplex building available for sale. A week prior, someone had a package deal of multiplex buildings. Think Jacksonville. Many investors are here if you need boots on the ground as well.

I went to school for AC repair.  My instructor stated finding a honest repair person is best.  The instructor left a business because the repairman were clearly ripping off customers.  The cost for a $7 device is charged to customers at a price of $300. That was the part alone.   They all do it.  I fixed my own unit and thought I would pay hundreds. The piece cost me $7. Many repairman suggest buying a new unit because they get a crazy % of the sales.  Get a second opinion, but find honest repairmen.  The trip cost normally $75 for them ringing the doorbell. Even WALMART has a price increase on products, but no one in the industry will tell you they pay under $25, but your cost will be triple.  If there is a Freon leak, all repairman have a Freon sniffer in their truck to find a leak.  I had two repairmen come to my home and say it must be neighborhood kids stealing freon to get HIGH.  They could not find their nose on their face.  The third guy found the leak after using the sniffer, welded it, recharged it with freon and left his card saying he live in the neighborhood.  I paid for the freon and the trip cost. Not the four hours he spent going over my two ac units and my entire home. He was an honest guy. Just know buying a new unit may not be the answer. Scrap metal sales also can go back to guy who carries it to the junk yard. That is money you could claim. A maintenance contract and honest people are my suggestions.

Welcome to BP !!!  It is great to hear that you will be working towards your license.  Everyone says get your education first before investing. I reside in Jacksonville and I am still working on my education.  I would hope to see you at a few investor meetings in the city. I have seen very few realtors in the investor meetings, but it could be a powerful tool for you to add to your toolbox. Networking and marketing are very important.  As a realtor, you learn the laws, but not the creative strategies.  Having the knowledge of both schools of thought would help you in so many ways.  Again, learn both sides of the fence and have some fun on your journey. 

I can always use a good realtor-friend and hope to see you as your knowledge and confidence builds! REI is the way to go !!
