Riverside does look so appetizing, but it is tricky. It requires old money, speed, accurate rehab quotes, and access to accurate data.  I see what you see. But we can say that about many parts of the city. I enjoy the Ponte Vedra/Jax Beach drives. I believe networking is the key though. A great staff of friends and a team that can guide you through the pitfalls keep you out of trouble.  I thought when I left the business world, I had the knowledge to be a great success. But everyday I see people who think there homes are priceless as the foreclosure court dates approach. You cannot help everyone, and in some cases, you cannot find them either after they move out, lol. 

I am like you in many ways it sounds. Keep listening to the podcasts, and reading the books. A city this size is too big to quit on when wholesaling or rehabbing. I hope the experienced folks who read this see and would not mind grabbing a newbie and saying, follow me!   I try to comment where I can about the people who may fit their missing link to success. Whether it is a project GC, or lesson I learned in dealing with a homeowner or realtor. We are all here to help.

For HUBZU, read the FINE PRINT.  I would suggest hubzu for your local properties, but not a long distance property.  Too much trouble and not for a new investor.  Be a cash buyer after you have touched the property, viewed the neighborhood, and completed a good due diligence.

Larry is so RIGHT !!!  Make sure your numbers are true or you will pay for the error. Ever heard the phrase, I have land in Florida for sale? Then it turns out to be swamp land. I would be concerned about the neighborhood and comps for Edgewood to be honest. Edgewood is what I can call the railroad tracks for that piece of the city. Some streets are good, and other parts of Edgewood can be "in need of repair." Best of luck !
