Hi Angela and Welcome to BP.  I really think you will be immersed in the amount of information and network contacts you will find and add to your data list. The speed in which it takes for you achieve your goals is totally up to you. Take a leap into meeting local groups of investors so that you will see what others are doing. It helps to know you are not alone.  The more you visit the site, the more at ease you will be discussing and doing deals. I am hoping to hear of your successes on here.  Always remember to have some fun during your journey!

Any chance you are interested in photographing properties?  That side of the realty business is building as well. Not trying to cause competition out there for those currently doing this. Just throwing a bug out there to ya'. I have two people in my contact list for when i need them. Just wondering if I should add another (smiling).

I think the Reia's offer a great forum to discuss and meet people. The network is vital to the business. As i am starting out, cash means everything. i know what I can afford, and what may have to wait for my household. Each person should decide based on their budgets. No matter how you do it, my lesson learned is staying organized (software) and networking have been such a saving grace. I thought I was alone, but soon realized I am among friends. Only you will know if it meets your needs.

It is all in how you look at it. Some homes you will win and some you lose out. It is similiar to fishing. You can spend the big dollars and go all out for the catch of a lifetime, or you can keep doing the same things and hoping to land a "deal." Locations matter, timings matter and what you see as an opportunity may not be an opportunity to someone else. Change your viewpoint and go looking with another person. Perhaps a visit to the REIA groups to see what others are doing might give you a boost.

If you are sending out letter campaigns, maybe change your letter. Talk to realtors in the area. See if any might throw you a deal that meets your qualifications. Many of us deal in distressed properties - Fires, divorces, death, bankruptcy, etc.   I highly doubt your specific area of clients are not going through one of those. I am sure you will agree it has become hard to spot them and even harder to catch them before another person does. They are there. Just getting your name out there might be all of the difference. Place yourself in their shoes and think what would you do? Many people go to church, family members and friends for support. Others call attorneys and real estate professionals. In this business, it is not if, but when it happens. Keep you head up! Something as simple as talking to the postal clerk in the neighborhoods you seek would give you a leg up. Never doubt the good deals have gone away. Just as in fishing, when the opportunity bites, be ready!!!
