My friend Kay Watson with Watson Realty is a member of REIF - Jacksonville. They meet on the 21st of January She is looking to help all investors. There is more than one group in Jax. Watch the emails and attendance, I am finding more information than I can keep up with. A mentor can mean the world though.  Drive the neighborhoods, get your business card, and some software to help keep you organized I suggest. Patience, quick writing and a listening ear are your best tools. Do not be shy about speaking up or calling people if there is something you do not know.

I strongly suggest going to Meetup.com and looking for the local REI groups. Attend them all. There is so much to learn and new people are there just like yourself. You get the emails and contacts for contractors and deals too. So do not delay. Get to the next meeting, bring a pen and business cards if you have them. Everyone is friendly, so do not be nervous.

Lived in Puerto Rico, Rochester, NY, San Diego, and a few other places. It does not snow in Florida (Jacksonville and south. It has snowed in Pensacola,FL). You will have to do some leg work, but it may not have to be just you. Partner up, and keeping asking for a lead to a place. There are diamonds out there. To get the best price though, it may require some muscle and time. You are in the right market using the web.

Every city has good and bad. I am in Jacksonville, by choice.  I would stay clear of anything close to a name like Ronda (Not the real name of the Builder). I bought it and I can show you the report from the home inspector after I moved in. A home inspection is worth every cent!  I sat on a city committee years ago and heard complaints from many tax payers about various builders. If this is going to be your oasis, then spend the money and rest peacefully at night.
