Kandi, I feel the frustration. Been there and had my moment last week.  It just seems like there are so many properties going up for sale and the market is at a peek now from my point of view. There are a lot of people giving up their homes and walking away also. The last two weeks for me has been busy. I am en route to an educational seminar now and will come back to my computer to follow up on a few leads.  Go fishing, get in some exercise, but do not burn up all of your gas searching for dollars. Take a break, get a massage, then come back to the rat race.  Your time is coming! Too close to give up and get frustrated.

I am so frustrated looking at websites listed as- For Sale By Owner and trying to contact the owner, or drive by the home only to find a realty agency sign on the lawn. I get emails from a realtor saying they can show me the home. Is this right? My end game is to rent or/wholesale deals. The money is made on the purchase. Am I the only one getting caught in the trap of FSBO signs that are really Realtors who are advertising?

If you search for RENTOMETER on BiggerPockets, then you will see others answers. I think you might agree with what they found.

This is the first time I have heard anyone say that RENTOMETER was not an accurate source. Appreciate the information.

Is it possible for the Title company or Attorney (closing members) to get involved to get the information so the deals closes quickly? Would you be willing to inform the closing office of the situation and move on to the next step by forwarding the paperwork?

I agree with everyone. being local, I get to walk up to the property, see the sidewalk, see the roofing and warped floor boards from the window, etc.  There is something about going to a property vs. looking at "staged photos" of only the good aspects of the property.  There are over 1,000 people who will sell there property in Florida. Everyone cannot be trusted. Unless I worked with someone in the past, I would not take their word for it.

Your name, word (integrity), time and money should not be wasted. Protect it all. I agree with others about deals there are closer home before going across the country. But if you do get a property, I see our market in Jacksonville, FL goes very fast if you market it RIGHT.
