I agree with Mike. Beach areas are great! Seek Ponte Vedra, Jacksonville Beach homes and condos as good investments.  But also consider Mandarin, Nocatee, and Riverside. There are little pockets that can be very fruitful to an investor.

I must say this, . . .  military are everywhere though. Naval Air Station and Mayport bases have needs when it comes to housing. As prior service, I can say I did not want to live anywhere near the base. So do not feel like military feel like next door to a base would be prime investments. Always remember that our military forces come from all parts of America. Some are country and some like rock and roll. Your country cabin 20 miles away may be ideal. Or the apartment over a store or in downtown Jacksonville maybe all a Sailor or Soldier needs for that duty station. I move every 2-3 years for 20 years in and out of the country and you become really familiar with what to expect from a home or an apartment.

Education is the first step towards being a success in investing. BP is the right step. Networking on here and in the REIA groups is part of the education. Do not be timid about asking the obvious questions. You are new (like many of us) compared to 20 + year veteran investors, . . . and do not think everyone else knows what is going on. Privately ask , if you must, but get an answer. Time is now to learn. I have made a lot of mistakes. Keeping silent was the first one.

Jeremy, you are doing what I wanted to do when I was stationed @ NATTC Branch Clinic as the LPO (USN).  BP is the right place to start, but find the offices and website for Pensacola to get more information about homes. I am in Jacksonville, FL and Duval County just upgraded their website for GIS maps. A lot easier to do comps online and learn about properties from year to year.

There are differences between city to city, so find an investment group and other investors and listen carefully to what they say.  Things may change from city to city. In Jacksonville, the city has fines on For sale signs that "litter" the city for business. I forget the cost, but it can be $150 for the first sign and more after that. They are getting serious about signs on poles and in the intersections that advertise "I WILL BUY YOUR HOUSE."  Many cities do not fine for posted signs. Listen to everything, take notes and also consider using FIVERR.Com for inexpensive business assistance (promotions, business promotion/marketing, etc. (Even Virtual assistance).
