Everyone is RIGHT on point with their suggestions!  There are properties in Riverside with a rare termite that is forcing large older buildings to become demolished. I have attached the article for your background.  You are doing exactly what I was thinking about 6 months ago. There are codes and laws that you should know before digging your feet in the sand. Your failure to see the codes may result in a great loss or a GREAT LESSON, depending on if you see the glass as being half-full or half-empty. 

My partner tipped me off to the RAP in the Avondale (Riverside). I saw some places and was like, this should be an easy renovation. Then you hear about what you can and cannot do, and attach a cost to your fixer-upper and realize why no one has dove in that deep pit. They may not be way out for the financial struggle you jump into. For starters, I was informed to get the knowledge by going small. Get some experience under you belt before diving deep. Even "bird dogging" for a larger investor could be a great way to learn a profitable lesson. Networking at a few of the REI groups could give you the free education you need. Finding that one mentor who has worked in the Springfield area would be able to show you what the road ahead looks like before you. I walked through the neighborhood a few months ago as I reviewed a possible renovation project. I received a history lesson and was also pointed towards a better and smaller property. The home I was reviewing had other "Hidden" issues. So glad I walked the neighborhood. Excellent choice for an area. many investors have the deep pockets to upgrade the homes, but some parts of the area does come with a "night life" that may shy away a perspective home owner or investor. Nothing is FREE! But sitting on the side and watching the other investors swoop up the deals is not profitable either. It will come, but be cautious and hope to see you out there.

Hi Kandi,  I am in Jacksonville and ***  Aggie Born and Aggie Bred (1988).   Hope you are doing well and welcome to Jacksonville!! I am originally from Rochester, NY but tired of digging out from snow and seeing my car rust from snow as I make monthly payments.  I saw Greensboro and had to send out a Hello and salutations to someone who may have kicked dirt where I lived and called home.
