Juan will share knowledge he has gained from his 12 years as a real estate investor. He will discuss how he got started, what to do/not do, how he finds and funds his deals, handles contractors, etc.
About the Speaker: Juan Diaz is a full time house flipper and developer in the Bay Area focusing on Oakland/East Bay. He grew up in the same Oakland neighborhoods that he has been developing and improving as a real estate investor. Juan has been an entrepreneur since he was a kid when he was selling gum out of his backpack. He dropped out of high school and ran a carpet cleaning business, then a car restoration business. He has been a real estate investor for the past 12 years and has bought and sold over 400 properties.

About The Speaker: Prior to founding Conventus Asset Management, Keith was a Managing Director at Goldman Sachs and Co. in the Mortgage and Asset-Backed Securities department. He has over 20 years of experience in the Fixed Income markets holding senior roles at leading global financial institutions, most recently as Head of West Coast Fixed Income at GS.
As the founder at Conventus Asset Management, Keith designed the credit box around which Conventus would write loans, set up the operations and diligence department, established 3rd party relationships with important vendors, and underwrote and closed approximately 600 transactions in 24 months. Keith received his BA in Environmental Economics from Hobart College where he graduated magna cum laude and Phi Beta Kappa.

When I first got into this business a highly successful investor and real estate coach I used (Yes, I know. Using a coach is heresy, blah, blah, blah) changed the course of my business with a ton of great advice. One of the many things he told me was, "You need to be like a politician running for election. Tell EVERYBODY you know or meet what you are doing." Following that one piece of advice got me my best deal ever.
About a year ago my wife and i were having dinner at a friend's house and the friend (knowing what I do) said he had a childhood friend (let's call her 'Lisa') who was the executor of her uncle's estate. The uncle, unbeknownst to the family, was a hoarder. The beneficiaries (Lisa's aunt, uncle, and mother) lived out of town and out of state. Lisa, who lived 45 minutes from the property, was getting overwhelmed dealing with the house and process. My friend told me where the house was and asked if I was interested, to which I responded, "Hell yes! Have her contact me." A few months passed before Lisa reached her maximum pain tolerance, but she contacted me. By that point she was pretty sick and tired of dealing with everything and was ready to do a deal. I got this for a great price and on disposition got more than anybody in their right mind would have imagined. Did I get lucky? Damn right. But I also put myself in a position to get lucky by telling EVERYBODY what I do. The tale of the tape and some before-after pics are below.
Purchase price: $1,475,000
Renovation costs: $160,000
Debt service: $33,000
insurance,taxes,utilities,staging: $7000
Closing costs: $6,800
Agent commission: $124,000
Sales price: $2,250,000
Net profit: $445,000
Holding time: 81 days

A 2015 Toyota Carolla bought used in 2016 and a 2011 Toyota Sienna bought used in 2012. I've not bought a new car in 20+ years and probably never will. I hate buying depreciating assets that don't generate income. The Carolla is for short commutes, the Sienna for longer trips with our 3 kid. I love Toyotas. They last forever.

Hi @Account Closed I'd be happy to meet with you some time and talk out of state investing. I used to invest out of state (collected properties for buy and hold, flipped quite a few as well). Technically, I guess I still invest out of state since I still own a few buy and hold properties. But I'm no longer buying or flipping out of state. PM me if you like.
