I love being able to update the BiggerPockets community about the meetup we started out here in Korea to help spread the BP message of investors helping other investors.
What started as a small group of friends (3 of us): @John Van Uytven, @Benjamin Hauser, and me, has grown into the Seoul Real Estate Investing Meetup with 319 members at last count. To see our growth, you can check out a few of my past forum posts from different months:
56 Members: http://www.biggerpockets.com/forums/223/topics/161...
165 Members: http://www.biggerpockets.com/forums/223/topics/185...
197 Members: http://www.biggerpockets.com/forums/223/topics/191...
247 Members: http://www.biggerpockets.com/forums/223/topics/204...
We've had 6 different BP-related virtual speakers as guests and our members are now working with at least 5 BP professionals (maybe more!) who are helping our members grow their portfolios (including me ^^)
I've had personal talks with both @Joshua Dorkin and @Brandon Turner to help give me direction on how to grow this meetup, so it's not just advice on real estate investment that we've received, but also guidance on how to increase the reach of our networks. Obviously, their guidance has worked ^^
And now for the latest news:
We've added two new bilingual speaking interns to help us better communicate with both our English speaking and Korean speaking members!
(TEAM - Together Everybody Achieves More)
Anyways, I'm super excited to talk about our successes as a group because I think it helps underline THREE VERY IMPORTANT POINTS:
#1 - Be Creative When Faced With Obstacles
You think you're having a difficult time investing where you live? Try living 6,000 miles away from where you want to invest! Talk about a challenge ^^ But our group members, with the help of BiggerPockets, are overcoming those obstacles.
#2 - You Don't Need to Just Buy a Property to Be Involved in Real Estate
I've said this before in my other posts, but my experience have helped drill home this one very important point - If you don't have money or experience and you want to get involved in real estate, find a way to GIVE VALUE to others. I started with ZERO Real Estate Investing Experience in 2014, but by helping to organize this meetup and delivering tons of value to our members and others, my real estate knowledge, networks, and experiences have exponentially increased. It's helped open doors that have allowed me, among other things to: help underwrite deals for others ($6 m condo deal .. and I was invited to fly in to help with due diligence), help build other people's due diligence system and learn about out of state investing in the process, and help newbies who are just starting out figure a few things out.
If you're stuck and unsure about how to get started, STOP WORRYING about how you're going to pay for your next deal (ME ME ME) and start thinking about how you can help others succeed (OTHERS OTHERS OTHERS).
#3 - The World Has Changed .. and the Internet is OPENING UP OPPORTUNITIES
Remember the day when online dating was seen as weird.. actually given how young the typical BP members are.. maybe not ^^ But I do. I remember thinking to myself - is anyone really going to put their credit card number online and make a purchase with this Amazon.com site? Now look at the world we live in. What single person doesn't have a Tinder account or Match.com ID? Who doesn't make online purchases?
Geography matters less and less. What does matter - the quality of your networks and local area expertise.
As these changes in our world continue to happen, what new opportunities will open up?
I'm not exactly sure.. but I do know that I want to be at the forefront of finding out.
Anyways, thanks once again to the BP community for helping to make this all possible.
Lots of love to everyone from Seoul, South Korea.
Special thanks to former BP Virtual Guests:
@Joshua Dorkin
@Brandon Turner
@Matt Faircloth
@Chris
...And the next time, you think of Korea, don't just think of Nukes and DDOS spam attacks! Remember our meetup who's helping to make things happen!

I'm Brian Lacey. Born and raised in San Diego, CA. Currently living, in Yongin, South Korea.
I'm specifically looking into multifamily properties and single-family properties. Still looking for my first property, so I'm absorbing as much information as possible, preparing myself as much as I can before I get the first-hand experience, and the lessons that come with.
More importantly, I'm really looking to network, and meet people in all aspects of real estate in different markets. I take great pride in finding and connecting with mentors. Eventually, a transition into a full-time real estate career is something I see occurring down the road. Never been one to shy from hard work. Books, blogs and podcasts can only teach so much. Even firsthand experience has its limitations. Nothing quite beats a great mentor, IMO.
Happy investing, friend.
Hi Brian!
Welcome to BP. You're in luck too.. ^^ We have a fairly active group of real estate investors living in Korea focused on investing in Korea, the US and the world.
We started up the group last year as a few of us met through BP. We now have over +300 members ^^ We've also had active BP bloggers like @Brandon Turner & even @Joshua Dorkin, CEO of BP, attend out meetups as virtual guests.
We meet about once a month in Seoul. We also host 'Cash Flow Game Days' - the Robert Kiyosaki Game and have Happy Hours, Field Trips, etc.
Anyways, my own story - last year I purchased a SFR after networking on BP and doing my own research for about 6 months.
I wrote about how I selected a market in this BP Blog Post that I wrote:
https://www.biggerpockets.com/blogs/6526/blog_post...
Our next meetup is going to be on Oct 17, Seoul, Gangnam.
If you're interested in finding out more about that, feel free to reach out to me.
Welcome to BP! It's been an awesome resource for me and I'm sure you'll find the same thing.

I have'nt read it but if we meet this week it may be good to have read it and discuss it.
Best of luck to your group in Japan!
We have a few investors who have purchased properties while living in Korea.
Feel free to reach out anytime. And if you want a Skype guest in the future, we can probably arrange something ^^

Awesome! We had 4 people at our meetup when we put the next one on meetup.com. Got 12 the next time and it grew from there. Reach out anytime to discuss meet ups or investing.
Yeah, in general, sticking with what you know is one way to limit risk. I would've if I knew a market that matched my goals.
After doing the research, I was fortunate to find partners through BP which I'll post about next. Without the right partners (since it was my first investment), I'm not sure if I would've invested. Good luck and feel free to reach out anytime.

Nice maps. I bought just east of Edgewood.
I wrote a long post on how I ended up choosing my neighborhood. Some of you interested in Jacksonville might find it of value, as well as some of the tools I used:

Especially if you're investing out of state or country! I bought from Korea.

Hi.. Congratulations on getting a deal to look at.
I agree with @Justin Fernandez that the expenses will probably run higher than what's shown.
What's your exit strategy?
You mentioned recently replaced roof & new HVACs but if you're thinking long term, that's going to get replaced.
$16,000 / 20 units = about $66 / month for repairs (about 12% for rent). I was just wondering aloud on this ^^
What type of financing will you get?
Let's say you calculate the NOI closer to 45K and ask of $450,000. And then you also calculate the cosmetic upgrades given. $800 / unit? Another $16,000 + Closing costs.
If you think in terms of all the money that's going in to the purchase (not just purchase price) and your return on that, then the ROI is looking as great on the money you're investing.
I'm no expert ^^ I've been focused on Mobile Home Parks lately so I've been running lots of numbers on Parks I've been looking at.
My estimate on expenses are based more on what I've heard than experienced.
Good luck with everything. I hope my two cents (1/2 a cent?) helped ^^
