Personally, I wouldn't work with anyone who can't spell Steve. But that's just me.

When rates are high i become the bank and buy trust deeds. When rates are low i borrow and buy property. 

Terra, are you stirring up trouble again after your 7 streams of income? Lol. Cash, all day long.

Benjamin, you have the right idea buying fewer, but better quality properties.

Southern California is a great market for local, knowledgeable investors. I mostly invest in Riverside County and have done plenty of BRRR.

Agreed. I would always advise against risking the roof over your head to raise investing capital.

 Columbus is consistently mentioned by Ohio real estate agents. I would never invest there....


 why not? 


 My investing strategy for the last 25 years  has been investing in higher end properties with great appreciation,  high rents,  0 vacancy and 0 evictions. I invest in markets that I'm knowledgeable about. Im sure that investors who are knowledgeable about Ohio can be successful there too.
