notice 3 of the 4 points are for commercial LEASING. 

what about commercial wholesaling, flipping, building etc? surely loans are often involved, but not leasing, lease commission, nor (rental) property management for short term investment ie improve & flip and/or build & sell.

are commercial sales commissions typically any different from residential? ie CA would be 5-6% res, same for com?

If she's 'your' agent as u say, she's ur (Buyers) agent and job it is to negotiate the asking.

she is coming back to you (with comps)saying offer the asking? =L

In order to secure a 'lien' against a property (in CA) don't you have to get a (monetary) judgement? Which requires summoning the holders of the deed (or in the case of an estate, next of kin), discovery, settlement hearing, trial, etc??

everytime i visit its shocking how the population, street litter etc just grows and grows; will it ever hit critical mass?

offering 290 but will go up to 301 is sorts showin all cards..

in contrast, with 20% being standard down, cash, and close within weeks not month(s), are king on hidemand/turnover properties.

yep its like zillow is haunted, for instance when i go to my 4 bed 2 bath house for sale on zillow, it changes it to a 1 bed 1 bath apartment and i had to email zillow to fix it. but then it was still wrong on trulia and realestate.com, making it look like was selling an apt/condo!

worst yet when i go to the zEstimate link, it takes me to a totally different property listing in another state.

when i google image search my home's photos, i find them on a wide array of apartments for rent listings nationwide, multiple states!

perhaps with all the .com mergers and acquisitions, much catch-up is needed?

incidentally when i tried to pay my los angeles property taxes this past november(?) online it said i NEED to enter the PIN# that is on the tax invoice.. and i didnt have the bill so i figured since i'm low on cash (going thru an eviction, sale, relocation) i'd just have it paid at closing with the late fees and all.

can totally see how changing someone else's tax billing/mailing address to one's own address would constitute fraud unless it was explicitly authorized by the person (or entity) as billed.

i never heard of them and wondered how they came up with that wacky name =D

apparently they provide leads for the life changing events that tend to force owners to sell (ie, divorce) and it costs $400 per county?
