Check with the city/county - many are offering owners a sort of rebate for replacing the area that is currently lawn (or lawn overriden with weeds) with drought tolerant succulents and other xeric flora.

If they don't offer any sort of rebate at all for doing it, I would still think GREEN:

how does this property contribute to the neighborhood, is it easy on the eyes? 

does it use up resources like lawns do water, herbicides, pesticides, etc?

 does it provide any microhabitats/resources for wildlife?

and yes i would do some weeding, plop in a few $6/gallon succulents from lowes/homedepot, and throw down some mulch ($3/bag) for a fresh finished look (or even better, gravel if my wallet affords it)

does landscape pay off? nope, cuz 99% buyers/tenants are NOT interested in stopping to smell the roses or whatever. they're more into video games, place to shoot hoops, park cars, etc these days, only. 

does it add upscale class character and chi though? absolutely.

 with ya may the force be!

Wow that sounds dirt cheap compared to what my LA attorney quoted, which included $300 just to buy a case # from court to put on the Summons, then $100 per TENANT to be served by registered process server (in my case 4 on the lease plus a couple john does!) and the statutory fees already racked up close to $1k not even including his fees

i would have thought in all counties of CA it would be around the same, since its the same court (Superior)

So are they both unemployed? That explains the great lengths they go to spin a long drawn out written story out of every issue they have with you - right down to most every tool you ever were nice enough to allow them borrow - is very telling. And the way it reads is as if it has been written to portray you as an owner who ironically has no interest in maintaining and preserving her property's use and value.

If I were you I'd list it up for sale without further ado meanwhile pursue the unlawful detainer/eviction if applicable.

How much back rent do they owe?

Sign of the times; the tenant must have spent hours/days/weeks writing this book/synopsis  I mean grievance letter including all the references to law; my first thought is at least one adult in the household is chronically unemployed?

From the depth they go into the details of the house and the history. I would assume this is a long term lease for years, like 5 or 10! Is it? I'd be flabbergasted if this is just a month to month lease or for just one year, since the writing seems to wreak of some sort of obsession with your property rather than a temporary use of it.

A verbal permission to continually borrow the used chainsaw turned into a complaint about it now being an inadequate lease thereof in itself highlights this case overall.

Wonder if your tenants are BPers by now.. or just silently lurking? Would not be surprised if they show up on here to tell their 'side'.

It has become so cliche for todays relationships to go out with a 'bang'; like country, like people?

What cities/counties etc have blanket building moratoriums already? And might they get worse as we progress into 2016 and beyond?
