most if not all Brokers have developed strict associate guidelines such as a total BAN of dual agency on any property in which there is an agent/broker OWNERSHIP interest for whatever the time period (ie the contingency contract u assign as a wholesaler).

PVP (including the less jumbled up blocks/areas of san pedro) is synonymous with luxury (unlike Compton and increasingly many urban areas of socal) so at least there is value added / luxury potential appeal to any multifamily you invest in, ie get as a fixer upper deal and actually hold long term for rent cashflow - as opposed to flipping(which subjects u to capital gains).

guess Avon Park is still dead afterall.. did the ever build the airport?!

yea retail definitely beats 'office' space but in this dreadful economy both are lagging

Interesting, looking to see how Ohio law deals with this situation where landlord gives 3 day Notice to Quit for drug related activity, tenant moves out leaving behind both the rest of the month (?) and security deposit.

Good catch. Well does Missouri law actually require a wait of 5 days? Or is just reasonable time (which in Missouri might in precedence be set at 5 days)??

If I understand correctly, he gives you some of the profits when its sells, from which capital gains is taken out (already?) on his side?
