cool i'm in a similar boat albeit here on the west coast. hopefully its not under ur own roof u come home to as thats when its at its worsts - 24/7 and obviously not worth it once they default AND/OR breach. 

tenants too often dont seem to realize not paying and/or not keeping any unlawful (ie, prohibited) activity at bay IS as serious as if the landlord were to suddenly, permanently shut off the water/electric/gas etc or lift the ceiling off their rental.

Just met with my lawyer who previously served for me a Notice to Quit which succeeded without further ado last year and those tenants vacated.

Surprisingly, he seemed to recommend this time around I not retain him (since it would cost $2000 retainer just to start the eviction on these default tenants who are in breach including drug activity) and instead use an eviction support service rather than attorney. The main reasoning being that a family of 4 doped up daily on meth will most likely not want to face a sheriff entering their apt and arresting any or all of them on the spot for drugs or paraphernalia on their person or personal belongings.

I do like the sound of that, but can't seem to find any clear 'flat fee' eviction services in this area (Long Beach/Signal Hill) or surrounding LA area. I have found alot of one-pager websites that offer the service but are either too far away or very vague and don't explain their 'flat' fee.

The 3 days to quit already passed and the next step i would imagine is prepare the Complaint, Cover, Addendum, Summons, and Claim and take them all to the court to purchase a case # (for $240) and if everything filled out correct to the T, file it and then serve summons with the case# on it and file proof of service (done by a 3rd party, to each tenant individually, personally?)

Are there online forms available for all those 4-5 documents (Complaint, Cover, Addendum, Summons, and Prejudgement Claim)?

I've done UD's in NY but this will be my first in CA.. help!

Good question.. will be sure to ask lawyer at appointment Thurs. 

Oh and one is like BRAND new and recently purchased- yet they wont even pay rent.

Since I came back from vacay to find neighbors complaining of drug (meth?) activity at my duplex and all sorts of crazy industrial junk stockpiled in my yard, now I can't even get my own car into my own driveway.

Today the PODS storage bins came but could not get in since the tenants have parked 2 pickup trucks in the driveway and refuse to move them.

The lease clearly states NO driveway parking, but they are in gross breach and an eviction is pending but what about in the mean time, I need to get my things packed and moved to my new home *BEFORE* closing.. and now the buyer won't commit to a close date until the house is visibly vacated =L

And meanwhile,  meth(?) dime bags blow around in the yard..

 Exclusive or exclusive right to sell?

I've so often heard for decades that a mature ornamental and/or fruit tree - especially for instance, the Canary Island Date Palm in this area (Socal)  - easily adds 25k-50k to residential, commercial, or even undeveloped land. Ditto for pools, nat falls/creeks, etc in absence of the topmost sellers like waterfront or 365/clifftop views.

However, after years of observing appraisers doing their thing, never noticed any stop to smell the roses let alone scope out a backyard or landscape aesthetics!  Of course they do stand on the curb or streetfront for a couple mins taking notes, pics..

But do they actually add value for mature trees, orchards, artif waterfalls, ponds, fountains, etc?

So, can she legally (in NY) have the lock fixed and deduct a reasonable expense incured to fix it from the rent?
