does anyone have a good custom sign seller/source u can recommend? (USA)

my broker is pretty flexible as to source and design but does not supply them, so i have to invest in my own!

I feel Dale is right on the money with Commercials. 

With both Residential & Commercial, I write into the lease/rentalagreement that it is the tenant's responsibility to promptly file a copy of the key of any additional or replacement locks the install to allow for emergency access.

 In reality, tenants nowadays have their private stashes of stuff they will stock into one room/closet and change the lock and never file the key. With commercial, its usually all new locks/codes they install as their 'stock' is often everywhere. With residential its usually just one room/closet the change/add a lock to and never give a key for, and I don't find out till moveout inspection usually anyway in both scenarios, so its mostly their liability as they failed to comply with the responsibility of supplying keys let alone notifying of key change.

Indeed in a weird way its worked out better that way because I get alot less service requests related to lock issues where the tenants turned out to have changed some/all their locks, than the tenants who didnt touch a lock/code. The latter always expected that if they lose a key or code we'd get them back in, no big deal and it happened quite often.

Good question, do they make some toilets that handle 'WIDER LOADS' than others?

In my experience, there was one brand (TOOTOO?) that had the skinniest neck ever and we had to throw it out cause it was always getting clogged up with paper, and the cheap glacier bay toilet neck seemed wider and gave no problems since.

What are the obligations of a California SFH family of owners who rent the attic (which is one big finished bedroom with private bath) out to a single man who went missing the 2nd of the current month we now find out he was pulled out of his rental car and extradited from California to New York on a warrant out for his arrest for a DUI accident that happened 2 years ago.

Details of the accident not that have a keen interest but for what its worth will share his story: victim, a retired man, who sustained a brain injury 2 yrs ago from that incident, has apparently taken the turn for the worst and decided to press new charges for new medical costs and decline in mobility/quality of life, stress, anxiety etc for the accident 2 yrs ago which insurance paid out but victim wants the settlement amount (175k) a second time over? 

Obviously we have been in touch with our lodger who filled us in on the scoop but I was surprised to find very little info on incarcerated California lodgers, does NoLo address this and in either case what are the obligations of the owner(s) who rented to the lodger who is now incarcerated indefinitely as far as security deposit, notification of repossession of rented premises, and the handling of personal belongings? 

Lodger has verbally agreed to surrender premises (mailed back keys from jail) and but stated since has no living family members available, requested his security deposit back and month to month storage of personal property (passport, social security card, US Army Veteran Honorable Discharge paper, about 5 suitcases of clothing and a couple milkcrate size boxes of misc personal belongings, that's it). Am not sure how much to charge him for packing and then monthly storage but would like to help out rather than be cold as was the perfect lodger except his DUI past coming back to haunt him.

Also renter has asked if his girlfriend can pickup his security deposit after deducting for cleaning and packing, or any of his personal items. I did tell him until I find out more info, to send me a letter from jail with his signature asking what he wants me to do with his personal property and any security balance left after cleaning and packing and moving his stuff out 'for him' given the situation. Girlfriend offered to help store some of the stuff but she said she has limited space as she still lives with her parents and besides I feel I at least need something in writing before I just let his girlfriend ATM come and carry stuff away.

Disqualifying based on source of legal income = ILLEGAL ain't it? as already called out above.

Likewise, just simply knowing they're a RE Investor doesn't sway me either way. Many people throw that title around since it's NOT one of the licensed professions. For instance I know of many 're investors' whose only 'investment' in real estate has been reasearch and throwing around offers with apparently never one account of having owned, sold, wholesaled, or legally otherwise invested in real property.

In other words, it's overall a non-issue as far as qualification. What ARE issues would be stable credit, income, savings and last but not least, assets. I believe all these are legal measures of creditworthiness, no?

I am inclined to ask someone if they invest in real property how come they are looking to rent? A frequent scenario would be they own their home but cannot yet afford to own their office in our prime $500-$1000/sf commercial hotspots. Likewise another would be they are in between closings on their primary residence/commercial and prefer to rent in the interim than lodge/purchase in a hotel/storage.

What is an issue is where they conduct business as such. Ie, most residences have a no-business clause in the lease, yet most people nowadays perform some degree of their work nevertheless in the comfort of their home.
