YES if prospect has valid documentation as to why income is tax exempt, it sure beats tax dollars supporting WAR GALORE!
ie, one of my tenants is a pastor/minister and the the church/donors pays him CASH and its apparently legal according to his congregation's legal counsel who've provided him a to-whom-it-may-concern letter citing legal statutes as such.

so i was at a listing appointment and my client's toddlers were doing storytelling and showing off their Berenstein Bears book... and i couldn't help but notice the spelling has apparently changed to the BerenstAin Bears since the authors are Stan & Jan BerenstAin..
the spelling stood out to me like a sore thumb and my client told me she remembers it being Berenstein Bears too but thinks back in our chilhood days (80s) they probably misprinted a whole bunch of books which confuzzled us into thinking it was ALWAYS Berenstein Bears whereas to the current and new generation have always know it to be with the awkward atypical A instead of E like in -Stein because of lost in transliteration back in the 1800s at Ellis Island.
it made for an interesting conversation and it is what it is, life goes on; our childhood memories are a couple decades ago afterall; but driving home it irked me that how could the current spelling seem so foreign from all my memories as i too had and read the books avidly, once upon a time. i figured my client's and my mind's playin tricks on me but since i got home i googled and found it is a widespread phenomena..
what do u remember these heartwarming nostalgia bears as, Berensteins or Berenstains!?

was gonna go with websitebox but they don't reciprocate with CLAW/theMLS.com and flat out declined considering doing so.. are there any out there that do without charging an arm and a leg?
just need a site/homepage for my clients to go to search the MLS without me having to run searches for them (right now my domain is just.. blank!)

considering alternates to PWR in the area.. well anywhere socal really but not desert

sellers that are online (ie craigslist) tend to generally already have plethora of principal/investor/developer offers directly at their fingertips/ in their inbox

higher rents (ie, city) would mean higher income since commission is generally (only) 10-15% of rent and for some starting out, even less.
of course as employee of a PMer it would be more cut and dry what sort of salary u get offered/accept entry-level but again, pay likely higher in city than country for reasons above then again inner cities may have lower rent than the affluent outskirt areas

i forgot where on BP i read this mentioned, but is it some sort of rule?
if i remember correctly, the author said something to the effect that bare minimum for return on a good rental property anywhere would be at very least 1% monthly of the buy+fix price?
ie if i were to purchase a duplex fixerupper here in socal (or wherever) for 400k, spend 100k on materials/labor renovating it i better be sure i will get $2,500/mo per unit in order to meet the 1% 'rule'?

it appears repairmen found mold in replacing some tiles and owner opted to extend the scope of the repair into a reno? so they knocked out the shower wall but didnt cover any furnishing nor put plastic between bathroom and rest of house.. and the landlord/owner refused to cover minimal expenses not even providing a motel or portapotty/shower for the days they are without a bathroom.
friend explains wife says at least they will have a new bath to enjoy when its done, but he is irked that owner is so 'cheap' and inconveniencing them to the point they are using the backyard as bathroom and he says he prefers to move out but has 2yr lease and 2mos security deposit with landlord/owner.
i referred him a free consult with my local re attorney if he really wants to go that route.
