Isn't cash for keys the provision of a means for them to move out (ie, their first month rent and/or deposit) where otherwise they 'have nowhere to go'?

now im afraid to even use the washer/dryer.. what if they're like permanently contaminated with traces of this cystalline substance? maybe the bag had more crystals and most dissolved and/or are in my clothes? only like 2 crystals are (left?) in the tiny zip lock baggy not sure what to do with it, the one i found tonite, as right now its lying on the floor sorta behind the dryer.

as the one i saw months ago (fall out of the washer) i just assumed was jewelry baggy with detergent in it and left it behind without much thought since i'm not street smart at all, never been exposed to any of that (til now) =L

months ago i had found a tiny zip locked bag with a few crystals in it the washer and didnt think much of it til i came back from vacay/business abroad to be told by neighbors left and right that my tenants in the rental unit of my duplex have turned the place into a 'meth house' (right) and that people are up all night vomitting loudly on a nightly basis (left) and now noticed the same thing again in the dryer this time, a tiny zip lock baggy with just a couple grains of what looks like large sugar crystals.. 

what should i do with it? the only ones with access to washer/dryer besides me (i live with only my cat who travels with me most the time) are the tenants (a family of 4, all adults no kids) who are default for which there is a separate thread about vacating for default and breach but now this takes it to a whole other level, possible narcotic on my clothes what if some of it seeped into my clothes etc is that possible? also, not likely, but.. what if they are making it (meth?) IN the house?! arg

Wouldnt take anything to just kill her?

They can all die (including 2 kids?

I'd be worried what he says about me behind MY back the moment I fix his plumbing and exit!

Will be interesting to see how this fans out, as half joking is half serious =L

Yikes he installed the bedroom door lock for her and didnt exercise the right to retain a key to it, thus broke in to prevent the pipes from bursting? 


Interesting scenario, looking forward to see how this fans out. I'd be concerned for my sister's safety given the described lack of regarding the side door but on the flipside Upstate NY is quite arctic in the winter; does her lease say anything about her role in preventing a pipe freeze in her unit? It could be in her defense that the landlord never alerted her to keep the heat/thermostat within a particular range even when away.

I used the fill-in 'month to month rental agreement' provided by my university's off campus housing department, as previously i routinely rented to fellow students. it has no addendums, so much so that the mother recently texted me that he (her male friend also a cotenant) 'STOLE MY AMMO!"  (her ammunition!) and then i went to look for a no-weapons/ammo clause in the agreement and there was none =L. likewise it only states about the security deposit that it or any remaining balance of it will be returned to tenant within 21 days of their moving out.

so yea definitely a lesson learned, that dont just fill out the form and trust it's inclusive since its prepared by an organization or even a standard form prepared by a lawyer. i like the idea of lots of addendums looking forward to my commercial rentals.. where can i get such?!

since im moving into a 1 family, will only do a single person lodger from now on at most if that as far as residential, and refocus on investing in commercial property to rent to businesses/maybe soleproprietors.  but residential tenants?, never again, its just not for me after having done PM even for a client and not found it 'worth' it.  =L

so if tenants neither pay nor quit within the 3 days, whats the next step once those 3 days pass?

i already just handed them then mailed the 3 day and 30 day notices and now if they present a partial payment i'm thinking of accepting it and then restarting the notice process over again with a server or my attorney; just checked with my attorney and he charges 150 to prepare and serve (notice to pay or quit plus 30 day notice to quit); he says he uses an 'attorney' server.

Its 2016 and I still havent gotten a copy of the NOLO; does that cover commercial rentals too? cuz with my new job i've resolved to only do commercial rental in the USA if even continue investing at all in this blessed country that sadly lately seems in a constant state of proxy war =L

Ok will 'nail and mail' 

Sec deposit to Nov 15-Dec 14 was their proposal since claimed broke and made like were moving out then Christmas came and they paid rent instead to buy more time (covering dec 15-jan 10 since they were short of $200), At the time i was busy wrapping things up for the year, holidays, family, job relocation and so left things to be dealt with now. 

I am wondering if they dont pay rent, then what? 

Also, I have heard that accepting partial payment restarts the clock in default tenants' favor another 30 days if it goes to court.. is that true?

Ahh.. both 3 days to pay or quit AND a 30 days notice to quit, ending month to month tenancy can be be served together to cover both bases/situations as u beautifully explained in parenthesis.. brilliant; THANKS Kyle!

I will use standard CA fill-in forms.. Affixing notice to their door is best?

Tenant was charged with aggravated assault, not homicide for KILLING his own 12yo daughter with a bullet (apparently) intended for his eviction process server!?

Yea.. happiness and contentment? Priceless!
