Sure does seem with the country getting more and more crowded, a large portion of basements rented out as residences continue to not have a C of O (as a separate dwelling unit), 

What I've usually seen is owners rent their basement (if no C of O as separate dwelling) for storage or the like, cause eventually a residential tenant who defaults will find out (as easily as googling) that the space they were renting as an 'APARTMENT' wasn't even a residential dwelling to begin with then query it with the department of building which inspects for code violations / unpermitted additions etc.

Luckily even if someone rented their basement without it having a C of O as a separate dwelling/apartment, a holdover can be evicted just the same except the established norm seems to be 'evict me and i'll report u' thus its important to be sure the unit is legal to avoid the code-violations-cited eviction aftermath.

In CA what sort of liability (if any) does one face if they were to say go through a deceased neighbor's estate and find that taxes were paid for some 13 consecutive years but that recentmost months were late then make a payment and change the address (not name) of that person/estate to one's own in order to receive mail regarding their/the estate's property/tax?

i've often seen BPers refer to residential rentals as A or B class.

does the same apply to commercial/retail rental properties?

what to look for in business rental areas? 

what to do with it? have seen homes on similar size lots go for around 150k. the land is just sitting there for several years going on decades. 

the shrubs seem to be well on their way into growing into trees; is there like a service that clears lots for a fee, or maybe it would be more cost effective to put a (manufactured?) home and clear the lot in one shot?

theres city power but i think theres no city water so we'd have to drill a well and put in septic, too

Aww may I ask what he passed on off? (my only sib died of cancer after coming back from service in afghanistan & iraq thanks to the air force and depleted uranium galore.. my mom and his fiancee threw his ashes and sperm bank deposit (apparently harvested routinely before chemo?) in bowery bay steps from home in nyc)

What do folks who've defaulted and realized they will never catch up to pay, do to delay eventual eviction off the premises? They build up a storyline that paints them the victims rather than squatters they likely are.

If my tenants decided the insulation was inadequate I would likely use that as additional grounds to vacate the premises (with proper notice, ie 1 month) to move in and/or start such major improvements cited as needed.

the guy got a WARRANT OUT FOR HIS ARREST just for narrow patch of lawn that was left uncut!

After you both/all 'agree' on all terms, which include price, deposit in escrow, down, and close date and earnest/deposit to back it all up.

Property vacant and 'nothing done with it' for 15 years by party paying taxes more or less periodically for well over 5 years now.. then OP comes along and pays for a couple months/years and decides to pursue the property because of neighbors' affinity?

in cali is it 800 one time fee to form an LLC in addition to what other incorporation costs if any? (wonderin)
