Does your current knowledge include the ability to thoroughly run the numbers on a ground up development? If the answer to this question is “no”, you need a good deal more than getting a set of plans and a cost quote.

Hard cost is one of many factors in a ground up project and is basically useless unless you have the ability to plug it into a comprehensive pro forma analysis.

 I will be using the plans as part of a discussion with a contractor. That will help me fill in the blanks in my knowledge. They have built homes before.

@Scott Johnson The seller was a distant cousin to the person that died. She believes the deceased did not have any living relatives and did not leave a will. The attorneys won't be helpful in this scenario because this is about family members not filing wills that went through probate. 

I am hoping a lawyer from Pennsylvania will come along with a solution.

Where can I find Multifamily building plans and accompanying bid packages at no cost. I am trying to fill in gaps in my knowledge. Watched a video on Youtube where they suggested building new might make more sense in todays real estate market.

I am planning on bidding on multiple properties at an upcoming tax sale and wanted to get Costar reports on them. Looking for the lowest cost source for costar reports that offers quick turnaround. Any suggestions?

I am looking for a loan where I am putting 20% down on a multifamily property and wanted to know whether it makes sense to bother looking at the hard money lenders on biggerpockets or should I only consider banks?

I have identified a 108 acres in Carlisle South Carolina that I want to purchase. Of course, there are legal challenges. There are two owners. One is deceased as of 2009 and died in Pennsylvania without a will. The other lives in Connecticut and is still living. What is required for the living owner to sell this property to me?

I need a lightweight flip (no structural issues, electrical or plumbing challenges) where rehab budget is under $50K anywhere in Hartford county but not in the city of Hartford. If you are a competent wholesaler, let me know what you have for deals.

When it comes to objective comparisons between turbotenant, rentredi, innago or avail, I cannot find any public information on the security practices of rental management software. Any thoughts?
