What is the best way to objectively compare YouTube real estate agents that focus on new builds in central Florida? Which ones are most successful in getting builders to offer the highest concessions and lower purchase prices?

As you have tagged Waterbury I would advise against this area. The crime rate is very high and the property tax is out of control

@Malik Rasheed the tenant pays for their own insurance. This needs to be mentioned in the lease agreement

Yes. You should get landlord coverage and mandate that tenants purchase tenant insurance
