Anyone know of good techniques to prevent a tenant who will be evicted from trashing your place before they are evicted by the marshal?

I ran across an inexperienced flipper who is being exploited by their contractor and wonder why more gurus don't educate others on how to approach rehabilitation of properties and giving them a sense as to what they should be paying for certain jobs. In this scenario the flipper did get multiple bids but otherwise the contractors knew they were noobs and gave them very high quotes

I would suggest putting the property into a real estate trust.
