This house is a gem in downtown Carthage! It needs updates, but will be awesome when it is finished. Huge wrap around porch to watch the buggy festival. The wood floors downstairs have already been refinished, and the upstairs has wood floors under the carpet that can be refinished as well. Welcome! Raleigh is a really hot market right now so definitely take your time to understand what a great deal looks like and the market in general. Don't get caught by analysis paralysis, but take the time to understand the market as well. Utilize that awesome w-2 to secure your stuff for cheap. Once you quit your JOB the banks don't really like you anymore lol. Sounds like you are taking the right steps though, so good luck! you have a great community here to help you when you need to analyze your deals.

All exterior walls have been insulated
Has some moisture damage from what appears to be an old HVAC pan leak or chimney leak
The paneling in the dining room needs to be replaced
Needs flooring in kitchen and carpet in the bedrooms, misc sheet rock repairs, paint throughout
May possibly need a new roof soon

@Account Closed, Most of our leads come from driving for dollars still. We do direct mail and online stuff as well, but the best by far are driving for dollar leads.

@Frank Caputo Yup, people overpay. I just try to get around that by doing off market deals. Seems to be working out pretty good so far.

@Scott W. Absolutely, we are very blessed. "The paid off home mortgage has taken the place of the BMW as the status symbol of choice" -Dave Ramsey.
P.S. I drive a 2000 Civic with 150K miles that I paid about $3500 almost 4 years ago. Will drive it for the foreseeable future ;) My money makes much more money in RE than vehicles.
