Hey guys!!,
It's so hard to believe June is almost here already!! Where does the time go?? We're super excited as always to meet up with you guys who love to talk real estate. Can't wait to hear how you guys' year is going and meet some of you who haven't been to our meetups yet!! No agenda, just networking and getting connected with all of you who have the same passion for investing in real estate. And eating lots of food of course ;)
If you guys could let us know if you're gonna be there so we can have a head count that would be awesome, but if not no worries, just come on out anyway! Looking forward to seeing you all!

@Beka Shea have you signed up yet? you can make it so that you have the leads sent to you and you approve them. Although, on a big scale with 10 deal finders this may prove to suck a lot of your time. We started implementing it, but we were having network issues I think. We have now switched all the company cell phones to Verizon in hopes that the issues will be resolved. My deal finder is starting back next week since all of the issues we were having a few weeks ago. I didn't have a ton of success with correct phone numbers either, but I'll let you know once we start getting more data. Shiny object syndrome kicking in. Need to get back to 12W yr goals ;-)

@Olu Sanya The flooring was from Lowes and was $1.89 at the time. It since increased to $2.29, but it does already have the pad attached. Here is the item number.... Item # 246517. I would just check out what is available now at your store. I am using a different laminate on a flip here in a week or two and have used other wood flooring products as well. I think it actually used to be by allen and roth, but that is definitely the stuff I used, so maybe they got bought out?

@Christopher Erwin The next meetup is actually next week! I am late to the punch putting out the info, but be on the lookout for the details in a post today. @Austin Works I carry everywhere I go. Period. Get some training, go to youtube and watch the Active Self Protection channel. He is a great resource for debunking a lot of "talking points" and going over real life scenarios recorded on camera. That doesn't take the place of real life shooting and training at all, but is a great resource. I have a beautiful bride and three awesome kids that I want to be home with every night. I'd at least like to make sure I have a fighting chance in a life threatening situation.
@Jeff F. I understand your sentiment about knowing where you are, avoiding vulnerable situations, knowing the surroundings, etc. That is a HUGE part of well rounded training. The last thing you want is to get a gun thinking you are invincible and go looking for trouble. Knowing where and when 90% of the crimes happen and avoiding that is the most important part of self defense, and I stay as far away as possible!!! I don't carry looking for trouble, though. I carry ICE. I think your first statement, though, is very simplistic and I'd recommend you check out that same channel I mentioned above. I have gone into vacant houses where I just don't know what is going to pop out and am mentally and physically prepared to draw. One in particular I wound up buying had squatters in it and I made over 6 figures on that flip. Try to avoid bad situations as much as possible, but gosh darn it I just needed to buy that house lol.
Edit: as far as the write off is concerned, see your CPA :-) Stay safe
