@Matthew Bailey We are a judicial state like @Randy E. said. Where is the property? Most attorneys are pretty localized to their area for RE transactions.

It's time for our September meetup!!!!

This meetup will be at our most recent flip at 703 Sun Road in Aberdeen, NC. We will be networking as usual, and enjoying some pizza and drinks (donations towards food is welcome if you would like to donate, but no pressure). We will be doing something a little different this time and will be having a case study going over how we got the deal, funded it, created a scope of work, what went wrong, etc.! Looking forward to seeing you all and touching base on how you all are doing!

@Steve S. I totally feel you. I don't get on here too too much anymore for the same reason. It's phenomenal for getting foundational information and making connections. But I get tired of the "Newbie here, how do I get started?" posts. There should be a mandatory video on searching the forums first for new people to the site. Little magnifying glass.... use it lol. 

I personally had a bias against paid "guru's", and still do on most all of them. Since then, though, I have paid handsomely to be in some masterminds that absolutely are worth the payment. Paying a significant amount of money to network with other people better than you are can be totally worth it. It creates a much higher barrier to entry, but our meetups are jam packed with awesome information from people who are crushing it in their businesses. I really enjoy being able to network with people who are having more advanced business growth struggles like personnel management, growing teams, systemizing, etc., not "how do I find deals" kind of questions. I definitely want to help others earlier on in their journey get to where I am, but I have to reach up to others much further along in their journey too. 

A buddy and me started a meetup a while back and it's GREAT for networking and I've made money through connections in the group, but recently I've been having the same conversation since the REIA's are mostly new folks asking the most basic questions. It's awesome and we will keep doing it to help others along in their journey, but we talked about having a paid version that we can do some higher level thinking and masterminding here locally.

Let me know if you'd like any more information on the higher level mastermind. I'm not selling anything or pitching anything at all. I just feel your struggle and would be happy to let you know my personal experience.

BTW, We have the REIA here next week. Check it out in the events section. It's the second Tuesday of every month at Hickory Tavern in Southern Pines from 6:30-9 ish. Super laid back and you will meet some of the local guys playing the game. Look forward to hearing from you.

@Kevonte Williams Is it in Carthage close to downtown area? Feel free to reach out to me. I have done a few fire damaged houses and buy in Moore County. It depends on where the actual land is. Some lots are in bad locations and the only person that will buy it is someone wanting to custom build. Some places just don't work for specs. But if it is actually a good lot for a spec, then lot value minus teardown is the most a builder will pay. If it already has water and sewer that could change it by a couple thousand, but not much.

We usually put up a small amount. somewhere between $10-$50. If I sign a contract, I have the intention of following through with the seller and only bailing out as a last resort. Honestly, though, closing and then listing on the MLS has made us significantly more money than putting it out to our buyers list beforehand. That could be because we are primarily rehabbers and not wholesalers, but even my high volume wholesale friends have found that to be true and have changed a lot of their business model to accommodate listing on the MLS.
