Hi @Kathleen , I'm here in moore county area. Tonight there is a meetup at hickory tavern in southern pines. 630-9ish. It would be a fantastic place to start. We do it the 2nd Tuesday of every month there. I won't be there tonight but look for brandon perdeu. He has done stuff in Sanford too. Feel free to reach out any time.

It's just about time for the July REIA meetup!!! This month has absolutely FLOWN by. If you've never been to one of our meetups please come and enjoy getting to talk with other investors like you in your area!! This is a great way to learn and network with people who have the same passions as you do for real estate. Come out and have some great food, meet some awesome people, and have a good time!

The attic fan will only help depending on how the attic system is built. If there are no ridge or soffit or gable vents then the attic fan will suck out the air inside of the house and pull in our lovely, humid 95 degree NC air constantly and try to cool it off. No fun. I would look at blown in insulation. Spray foam seems out of the budget, but holy cow it works. My house we just sprayed the attic only, and with no HVAC on it's only about 80 degrees on the hottest days upstairs. It is probably not cost effective on this property, but I was also able to downsize my unit downstairs by 1 ton, and the unit upstairs will hardly run once it gets turned on. If you can't tell, I'm pretty excited about the spray foam lol. 

But just get it blown in. Also look at caulking wherever there are penetrations going to the attic from the ceiling. Light boxes, vents, etc and make sure to seal up between the box and the drywall. This will help with losing air to the attic via the stack effect. Good luck

Congrats! My goal has been the same. Right now we should be on track by age 30, but I may have to turn it up knowing you did it at 29 lol.

A friend of mine did 123 flips last year, it's definitely dead. ;-) No just kidding. Definitely depends on who you ask. I have friends that don't have any, and I have others with too much going on. We are hiring right now and don't have enough help to finish our rehabs fast enough and are cycling through new leads every day. Do what @Arianne L. says. She is basically a rock star of flipping and they are crushing it right now. If you are anywhere close to them, talk to them! 

As a one-man band, Drive for dollars. write letters. Someone gave me that advice and I listened to them. 6 months later I quit my job and have been doing this full time since '16 now. wouldn't have it any other way. You can do it!!!
