Hello all!
It's here again, the monthly local REI meet up for August!!! Make sure to come on out and have a laid back time of good food, drinks, and hanging out with some of the area's local investors.
We always hold it the 2nd Tuesday of every month at 6:30PM at Hickory Tavern, and this month it falls on the 8th.
Per the norm, there will be NO pitching of anything, and the only cost is your own food and drink tab. Also per the norm, it will be a relaxing and great time had by all. Seriously though, if you haven't come out yet, what are you waiting for? There is always room for one more at the table! Get to know some local investors and make some great friends in the process.

I use an older NC Relator standard contract. Sometimes I even use the current 12 page one. I just have to cross out things that aren't applicable to me. Ask a local agent to get you a copy of their offer to purchase and contract. I'm sure they use a standard one. Then I would probably go to a real estate attorney who knows your laws in NY. Either he can modify that one to fit your specific needs (i.e. wholesaling, flipping, assigning contracts, lease options, etc) or tell you that one is fine and move forward. Or find a local investor who has done a bunch and see what he uses and who he uses for his deals.

Hey Hey HEY BP, It's that time of the month again!!! It's time for the monthly get together of Moore County RE Investors!
Where: Hickory Tavern, Southern Pines

Come on out for a relaxed time of networking and hanging out with other investors here in the local market. As always, it's going to be laid back, nobody is selling anything, and there is always room for more at the table. Good food, good drinks, great people, awesome times.
Just buy your own food and drinks, that's it. Also do me a favor and let me know if you think you might make it. It helps to let them know whether we have more or less when they lay out their tables.

@Anthony Barbato, Congrats for taking action. That's AWESOME! I just use an attorney after I have signed contracts and only use a realtor when buying MLS stuff. That being said, realtors are there to help represent and guide you when you are buying on the MLS. They have seen a lot more than you and can help you avoid mistakes that you may not even realize you are making.
Make sure you have talked with an attorney locally who can verify that you have a good contract and can give you a rundown of the process once you have a signed contract. I had one deal almost not work because the sellers attorney didn't like that the house was being sold for a great deal and tried to fight it. Since I had a solid contract we were able to close the deal for the contract price after about 7 months of fighting. I wound up having to file a lawsuit for specific performance, but the sellers attorney knew she couldn't fight the contract.
Word of encouragement for you though, my first letter that I wrote landed me my first deal. That deal landed me almost 70K profit. Definitely the exception, not the rule. But the point is, Action=Results, MASSIVE ACTION=MASSIVE RESULTS. (emphasis added :)

My Wife and I have financial goals as well as personal goals. So while we also track net worth and income, we also track hours worked and time spent with kids. We check them monthly and see where we are progressing. We talk about what we need to do to make sure we hit all of our goals together. We sacrificed a lot before we had kids, and my work now play later tendencies can definitely be a hindrance to actually living sometimes. My goals all along have been so we can be with the kids, and my wife has gently reminded me that it doesn't make sense to sacrifice family to reach our goals, since the "why" behind our goals is our family. If I can't reach both goals in tandem then I need to readjust either our goals, or more likely our strategy.

Listen to every single BP Podcast. You will have everything you need for a decent foundation. After that you can fill in the gaps. I was able to quit my job with 3 kids, but I had 2 years worth of savings and my house was paid off, so my transition was extremely conservative. Don't know your situation though. I would caution against most "guru" courses, although I know some great investors that do have coaching programs. Find local full time investors in your area and get them out to lunch as quickly as you can. Go to work for them like @Kris Bennett said. Let me know if you have any questions.
