It all depends on your comfort level. If you can pay cash and then do a cash out refinance as you purchased a house with a great deal of equity than it is a great way to maximize financing.

It is going to be difficult to find an investor willing to co-sign for you for the length of the loan........ Do you have a job? What about your brother and your mom? You may be able to qualify for a primary residence mortgage since you are planning on occupying the residence. You could do it with little money down and an FHA mortgage. As a primary residence and single family, you could not count the rental income from renting out rooms, but you could use a co-signer.

I don't see why you couldn't get approved at this point. You may just need to look at an investor friendly lender.

@Rodney Buchanan   The best route to go would probably be @Nathan Richmond route with an FHA mortgage. It will give you an option of so many more properties that are out there! You can go the creative financing route that others have suggested but that will really limit your opportunities.

Yes you can. Including the subject property though you are limited to just four properties maximum to obtain the FHA mortgage. Of course you can go past that after you get the FHA mortgage with conventional financing up to ten.
