I agree with @Joshua Schneiderman. I had the same choice and I chose an attorney and it's only me. I wanted to make sure that all my "ducks" were in a row especially with the operating agreement.

@Erika Carter...I was thinking hard money and private lenders. A private lender may be easier on costs for the financing.

Why did he ask for a different one?? Do you have the comps already?? I'd definitely put in an inspection clause if the numbers really do pan out.
