Hi BP,
We all know the stress that 2020 has brought upon us all. I wanted to get a small gift for tenants. Something that just says thank you for hanging in there and things will be better!

Your plan / numbers sound fine to me. Especially if you plan on living there. You look relatively young and I think this is an amazing way to get started. Those waiting for home runs deals for their first deal may never stop waiting.
My first deal was a house hack duplex and I was far from an expert and too shy to ask experts. Still have the property today and it cash flows well without my living there sucking up the rent!
Also BRRRR seems to be all the rage these days on BP. But sometimes just BR (buy and rent) is a nice way to get started. Start planning those other R's after you have started. Did I use the word start enough? Start.

@Justin Rank @Adam Sankowski Thank indeed Justin. This hurts in so many levels and happy to sign. More units = more affordable housing + more density = less sprawl + less auto transit = less pollution.

@Thomas Richardson only thing that would slow it down is a dud rental market... but I do not think that is the case in your area... You get this bad boy under contract?
