@Shea Heilman—I've been part of Seth's REtipster Club for around 6-8 months. Something like that. I've not been let down. I tried learning the land biz from another leading group. Spent a good chunk of money with them (thousands) and got a lot of good, but also more knowledge gaps than should have been there. Turned to Seth's training next b/c I've always been impressed with the quality and relevance of his blogs and podcasts. Long story short, he filled all of the knowledge gaps I had, and even more I didn't know I had. Meaning, his training is top notch, excellently done, and he stands behind it 100%. I don't make any money by saying that I can strongly recommend it to anyone who's trying to shorten your land investing learning curve massively... you won't be disappointed. He gives A LOT of helpful examples, templates, etc. in there too. And yes, a private forum too. Highly recommend.

Hi Randall, I happen to be connected directly to folks who provide the support behind Justin's 10-Hour Wholesaler—thanks for letting us know you've been trying to reach out and not getting a response. I am really sorry to hear that.
I just dug a little deeper to see what happened...
Firstly, please know it looks like one of the emails you were initially sending to isn't correct due to a slight typo mistake, visible in your messages here.
That said, I attempted to share our correct support email in my message here, but was notified by the system that, "Posting contact details such as phone numbers or email addresses outside the Marketplace is prohibited."
As for your other emails that DID get through to a correct addy, it looks like two emails were received from you over the weekend, which were handled by the team on Monday—which looks also like the same day of your messages here in BP.
Please know that our support team operates during regular business hours M-F. It's unfortunate you couldn't get a reply the same day, but 24/7 support just isn't realistic for us quite yet. Please know moving forward that any/all after-hours emails are answered the next day, and weekend emails get priority attention on Mondays, as yours did.
I really regret your frustration, Randall. Please know that your refund has been processed and you should receive the funds back in your account in a day or so. Again, sorry for the delay.

@Robert Lorenz - you won't be sorry if you attend the Lifeonaire 3 Day event. Their coaching is offered towards the end of the retreat, but it's a softball with no drawn out, high-pressure sales tactics at all. You'll be pleasantly surprised by that. And the info and exercises you'll go through tend to be deeply changing for most who attend. I've been 4 times myself over the years and feel I get more out every time. So there ya go.

Great advice from @Alex Craig here.
Definitely DO NOT recommend you launch head first into crappy properties in crappy parts of Memphis. Been there, done that, got the yucky t-shirt. That was me in 2000-2006.
Do deals in markets where the type of buyers you want to sell to are actively buying. You can get this data from the MLS or even buy it from list brokers like listsource.
I'm a wholesaler only. So I only do deals where other investors are buying. More cash sales in a zip code means more cash buyers. but not I also further filter for properties are specifically are NOT in the bottom third zip codes in terms of price/quality. Even with lots of cash buyers in those areas, it' just been too much headache for too little money IMHO.

Also, a key point on Section 8 is to understand that it's not the same from area to area in terms of the experience you'll have. Section 8 in Baltimore is VERY different than it is here in my hometown of Memphis.
I swore off Section 8 years ago after several bad experiences, but they go all the way down to the root of who's running the section 8 office here in Memphis. In other areas, you'll have a different experience b/c you may have better people running it better.
Just a factor to consider.

I've done probates off an on over the last 15 years. Looking back many of my highest profit margin deals have come from a probate situation, so I recently ramped them back up again.
I used to do it all manually (or have someone on my team do it), which in our area means getting the estate info from the daily news, then cross referencing it with our local probate court website to get the executor's mailing address, then sending them a sequence of 4 letters, about 6 weeks apart each.
Today I use the nice ladies at PostalImpact.com to handle it. They're pretty awesome. They do all the research to get the leads, remove duplicates, and manage my entire 4 letter campaign. They don't actually print the letters, but I use YellowLettersComplete.com to do that, so now our probate campaigns are truly turnkey with zero involvement from me. just the way I like it.
You'll always save money doing probate lead gathering, filtering, merging, printing, mailing and campaign managing yourself. But I've got much better things to do and these ladies rock it out.
